Why combine this with a Phase 0 assessment?

Your home may be located in an area with an increased risk of foundation issues. In that case, an appraiser may need a foundation report to complete the appraisal. It is therefore wise to know this before you list your home for sale on Funda.

Does your home have a low risk following the Phase 0 survey? Then you can list your home for sale with peace of mind. Are you buying a home in an area with an increased foundation risk? Then a structural inspection combined with a Phase 0 survey is highly recommended. This gives you insight into potential foundation risks in advance and helps you avoid unpleasant surprises after your purchase.

Foundation risks occur in various areas and are therefore not limited to homes built on wooden piles in the Randstad. Homes built on peat or clay soil can also subside as a result of drought or a falling groundwater level. As the soil dries out, it can shrink, which can lead to foundation problems.

Risks of subsidence or foundation problems can also occur in former mining areas or in areas where natural gas has been extracted. Your real estate agent or appraiser can tell you whether your home is classified in a specific risk category.

Our Comprehensive Structural Inspection

A structural inspection is recommended when buying or selling a home. The inspections are conducted in accordance with NTA 8060 (Dutch Technical Agreement—Inspections of Structural Housing Quality) and NEN 2767. During the inspection, the technical condition of all structural elements is assessed. Particular attention is paid to defects, and the report specifies the short- and long-term repair costs.

The Report

Keuringshuis provides you with a report (in Dutch) within 2 working days after the inspection. This report sums up all the shortcomings/defects found, including repair/replacement costs specified in the short and long term.

The report is sent by e-mail. Although It is also possible to send the report in full-color print by mail.

Keuringshuis can also carry out urgent requests. In that case, it takes 3 working days to inspect and draw up a report.
