Maintenance Plan
Since 2018
it is required for VVE’s of appartmentbuildings to save for maintenance in form
of a reserve fund. In order to define how much the reserve fund should be, you
need insight in the required maintenance and it’s costs. A long-term
maintenance plan is an extensive report which will elaborate the condition of
the building and costs for common areas. If you choose to apply for a long-term
maintenance plan you can keep the condition of the building in order and
control the maintenance yourself. In the report you will find a maintenance
planning for 10 years. Through a maintenance budget the VVE is able to define monthly
costs for the reserve fund.
What
does a Long-term Maintenance Plan consist of?
In a
long-term maintenance plan all structural elements and installations will be
covered. To starts, the deed of division will be used. Every element will get a
condition measurement. Based on the condition measurement every element will
get an individual appriasel and it will be determined when they should be
replaced. All elements together will conclude a maintenance budget for 10
years.
As supplement
to the report you will find an indicative planning for the maintenance of the
building. All activities for maintenance will be included.

Update a
Long-term Maintenance Plan
It is
important to update the long-term maintenance plan. Not all structural elements
have to be replaces every 10 years, so there is a possibility some elements are
not in the original plan. If you choose to update the long-term maintenance
plan you’ll be prepared for large maintenance in the future. Usually long-term
maintenance plans are updated every 5 years after the original plan was made. The
inspector will do a short inspection. In response to this inspection it will be
determined if all planned maintenance is required or if it can be postponed. The
maintenance budget will also be updated. Through the years the tariffs of materials
can increase or decrease, which means the costs estimated in the original plan
could differ. Keuringshuis could also be of service in updating the long-term
maintenance plan.
